What does a design-and-build company actually do?

A design-and-build company both designs your space and constructs it under one contract. Instead of hiring a separate designer and contractor, you work with one accountable team from concept and 3D visuals through to construction, fit-out and handover — with a single quotation and one point of contact.

Can one contractor handle both the design and the renovation?

Yes — that is exactly what design-and-build means. Wiz Works manages interior design, technical drawings, construction, M&E, carpentry, finishes and project management together, so there is no gap between the people who design the space and the people who build it.

How long does a full design-and-build renovation take in Malaysia?

It depends on size, scope and the type of space. As a rough guide, smaller residential or office projects often run a few weeks to a couple of months on site, while larger or more complex fit-outs (especially F&B with heavy kitchen and M&E works) take longer. We give a realistic, milestone-based timeline in the quotation so you know what to expect before committing.

How much does renovation cost per square foot in Malaysia?

There is no single figure — cost depends on space type, size, specification and condition. As general market guidance, industry sources commonly cite office fit-outs around RM50 to RM250 per square foot depending on scope and finish, and residential renovation varies widely. How do I renovate without going over budget?

The biggest cause of budget overruns is an unclear scope and an un-costed design. With design-and-build, the design is priced as it is developed, so you agree scope and an itemised quotation up front. Being clear about must-haves, deciding finishes early, and minimising mid-project changes all help keep the final cost close to the quotation.

Do you work with my building's or mall's renovation rules?

Yes. For condos, offices, malls and shoplots we prepare the required drawings and coordinate approvals, deposits and working-hour rules with building management or the landlord — a common source of delay we handle for you.

What kinds of spaces do you renovate?

Do I need permits or approvals for my renovation?

It depends on the works. Cosmetic refurbishment usually does not, but structural changes, signage, and commercial or F&B fit-outs often require approvals from your local council, Bomba (fire safety) or building management. We coordinate the drawings and submissions typically needed so the project stays compliant.

How do I get a quote?

What happens after the renovation is finished?
